How payment differs by country

Payment for a purchase must be made through a licensed Vietnamese financial institution; direct transfers bypassing a bank are not legally valid. A separate detail: banks and developers often require a residence permit or long-term visa as an internal requirement for buyer verification, although this is not mandatory under the 2015 law. We clarify in advance what specific requirement a specific recipient bank sets to ensure the transfer doesn't get stuck on compliance.

Foreigners cannot obtain full ownership (Hak Milik) - only the right of use (Hak Pakai) or a long-term lease (Hak Sewa/leasehold, usually 25-30 years with the possibility of renewal). The payment is structured according to the specific legal stage of the transaction: preliminary agreement (PPJB) → main agreement with a notary (AJB) → registration in BPN. We fix the currency and exchange rate for each stage separately, rather than in one payment for the entire amount.

In freehold zones (Downtown, Dubai Marina, Palm Jumeirah, Business Bay, JVC, and others), foreigners acquire full ownership of the property; outside these zones, they can only lease it for up to 99 years. Payments for off-plan properties are legally required to be deposited into an escrow account overseen by the Dubai Land Department, rather than directly to the developer. We transfer funds directly to the property's escrow account, which eliminates the main risk of off-plan purchases: the developer physically cannot receive funds before the confirmed construction stage. On the secondary market, the transfer is made in the name of the seller or his agency, with the exchange rate fixed on the date of the transaction.
